98.8% of Orland Township Homes Got a Higher Assessment in 2026

Of 37,567 homes in Orland Township, 37,115 got a higher assessment in 2026 than their final 2025 value: 98.8%. Only 268 stayed the same and 184 went down. Of the eleven south and west suburban townships whose 2026 notices we have measured, none had a larger share of homes go up, though Stickney (98.7%) and Lemont (98.6%) were close behind. Orland's Assessor appeal window runs from September 24 to November 6, 2026.

How big the increases were

The typical home rose 19.9%, from a median assessed value of $32,000 to $38,000. But the spread is wide, and almost half of all homes rose by more than 20%:

By type of home

The Assessor classifies every home by type and size. The increase ran through all of them, but not evenly:

Every one of Orland's 8,682 condominium units got a higher assessment, and the typical condo rose 28.6%, second only to the largest newer two-story homes and well above the township's 19.9%. Townhomes rose the least, and they account for most of the homes that went down: 130 of the 184.

Neighborhood by neighborhood

The Assessor values homes by neighborhood. In each of Orland's 27 neighborhoods with at least 50 homes, at least 96.4% of homes went up. The typical increase ranged from +15.0% in the lowest neighborhood to +33.9% in the highest. This was a township-wide reassessment, not a few areas pulling the average.

What a township-wide increase means for your bill

When nearly every home goes up, the tax bill does not go up by the same percentage. The taxing districts' levies are divided over a larger total value, so the tax rate falls. What moves your bill is how your increase compares with everyone else's. A condo that rose 29% in a township that rose 20% will carry a larger share of the same levy; a home that rose 10% will carry a smaller one.

That is also why an appeal is about comparison. The strongest residential argument in Cook County is that your home is assessed higher than similar homes nearby. If your notice rose faster than the homes around you, that is the case to make. For the tax math on the median Orland home, last year's appeal results and the steps to file, see Orland Township's 2026 reassessment and how to appeal.

Deadline

File with the Cook County Assessor by November 6, 2026. The Board of Review opens its own Orland window after the Assessor certifies the township, and you can file there whether or not you filed with the Assessor. Every township's dates are on the deadlines page.
