Who sets a Chicago property tax
The City of Chicago levies a tax, but it does not value your property. The Cook County Assessor sets the assessment, the Cook County Board of Review hears appeals, and the Cook County Treasurer sends the bill. An appeal of a Chicago property goes to the county.

The 2027 Chicago reassessment
In 2027 the Assessor mails a new assessment notice to every Chicago property, township by township, and each township's appeal window opens when its notices go out.
Do I appeal to the City of Chicago or to Cook County?
To Cook County. The Cook County Assessor and the Cook County Board of Review hear appeals; the city does not. You can file at the Assessor, at the Board of Review, or at both, each in your township's window.
Can I appeal in a year Chicago is not reassessed?
Yes. Each township's appeal windows open every year, not only in its reassessment year.
What does it cost?
Our fee is 25% of your first-year tax savings, invoiced only after your assessment is reduced. If there is no reduction, there is no fee.
