Cook County property tax attorney and certified public accountant. Founder of Cook County Tax Appeals, Palos Heights. Author of the appeal guides and township deadline reports on this site.

Hani Khatib is a tax attorney, Certified Public Accountant and LL.M. in Taxation. He has more than 25 years of experience in property taxation and financial analysis, and has been licensed to practice law in Illinois since 2015. A lifelong Cook County resident, he built Cook County Tax Appeals to give local property owners a true advantage: combining local knowledge with legal and accounting training, on a fee that is paid only when an assessment is actually reduced.

How the firm works

Every Cook County appeal is filed township by township, in windows of about six weeks at the Assessor and about 30 days at the Board of Review, usually first at the Assessor and then at the Board of Review. The firm checks a parcel against the county's own data on comparable homes, files where the evidence supports a reduction, and takes the case through both venues and, where warranted, to the Illinois Property Tax Appeal Board or the Circuit Court. A commercial assessment is an income calculation. On every file, a CPA checks the valuation and an attorney argues the case, at every level of review. The fee is 25% of the first year's savings; if the assessment is not reduced, there is no fee. See how attorney representation works at each venue, and the pricing page for the fee terms.

What he writes about

The guides and township reports on this site are written from the county's published files: appeal outcomes by venue and township, reassessment changes, tax rates, and the exemption rules as the Assessor states them. Every outcome figure is county-wide data for all appellants.
