HOW APPEALS WORK IN COOK COUNTY
Your Appeal Pathway, Step by Step
When you sign up, we usually file at the first two levels for you: the Assessor first, then the Board of Review. Level 3 is a further appeal we may recommend if the Board's decision is still too high.
You can challenge a Cook County assessment at up to three levels, in this order. The Assessor is optional, but filing there gives you two chances at a reduction instead of one. After the Board of Review decides, you can go to PTAB or to the Circuit Court, not both.
How a Cook County property tax appeal works, step by step ->
LEVEL 1 · OPTIONAL
Cook County Assessor
File with the Cook County Assessor while your township's window is open. It opens when the Assessor mails the township's assessment notices and closes on the date the Assessor sets, about six weeks later.
WINDOWOpens when notices are mailed. Closes on your township's last filing date, set by the Assessor.
Authority: Cook County Assessor's Office
LEVEL 2
Cook County Board of Review
File with the Cook County Board of Review while it is open for your township, about 30 days. You can file whether or not the Assessor lowered your assessment, or even if you did not file there. The Board is independent of the Assessor and decides on the evidence you send.
WINDOWOpens on the date the Board sets for your township. Closes on your township's last filing date, set by the Board.
Authority: 35 ILCS 200/16-95 et seq.
LEVEL 3 · OPTION A
PTAB (Illinois Property Tax Appeal Board)
After the Board of Review decides, you can appeal to the state's Property Tax Appeal Board. PTAB looks at the evidence again from the start; it does not just check the Board's decision.
FILING WINDOWWithin 30 days of the Board's written decision, or of the date the Board sends its final results for your township to the Assessor, whichever is later. A mailed appeal counts as filed on its postmark date.File online, or get a dated receipt, so the filing date is not left to the postmark.
Authority: 35 ILCS 200/16-160; 86 Ill. Adm. Code 1910.30
LEVEL 3 · OPTION B
Circuit Court of Cook County (Tax Objection)
Instead of PTAB, you may file a tax objection complaint in the Circuit Court of Cook County. You must pay the full tax within 60 days after the first penalty date of the second installment, and file the complaint within 165 days after that date (35 ILCS 200/23-5, 23-10).
FILING WINDOWPay the full tax within 60 days, and file within 165 days, of the second installment's first penalty date. For tax year 2025: pay the full tax by November 30, 2026 and file by March 15, 2027.
Authority: 35 ILCS 200/23-5 through 23-25
In short: Level 1 is optional. Level 2 is required before Level 3. At Level 3, choose PTAB or the Circuit Court, not both.

35 ILCS 200/16-160 and 86 Ill. Adm. Code 1910.30 (PTAB filing window: 30 days from the later of the Board of Review’s written decision or the date it sends its final action on the township to the Assessor; a mailed petition is filed on its postmark date); 35 ILCS 200/23-5 through 23-25 (Circuit Court tax objection complaints). Specific township windows vary year to year and are set by the Cook County Assessor and the Cook County Board of Review.

QUESTIONS & ANSWERS
Cook County Appeal Deadline FAQ
What is the easiest way to find my Cook County property tax appeal deadline?
Use the address and PIN lookup at the top of this page. Enter your property address or 14-digit PIN. The tool maps your property to the correct township and shows your current Assessor and Board of Review filing windows.
Can I search by address, or do I need my PIN?
Yes. The tool accepts a property address or a 14-digit PIN. After you select a property, the page displays the correct deadlines based on the township the property sits in.
Why do Cook County appeal deadlines change every year?
The Cook County Assessor and the Cook County Board of Review publish a fresh schedule each year, township by township. Reassessment cycles, hearing volume, and administrative scheduling all influence the dates.
How accurate is your deadline lookup?
The dataset behind this page is updated as the Assessor and the Board of Review publish their schedules. The firm verifies dates against the official publications.
Do I need to start at the Cook County Assessor before going to the Board of Review?
No. The Assessor stage is optional. You can file at the Board of Review whether or not the Assessor lowered your assessment, or even if you did not file there. Filing at the Assessor gives you two chances at a reduction instead of one, so we usually file at both.
Is PTAB my only remedy after the Board of Review?
No. After the Board of Review decides, you can go to PTAB or to the Circuit Court, not both. We tell you whether an appeal to PTAB, or a tax objection complaint in the Circuit Court, is worth filing; you decide, on the same fee terms.
Do I need to know my township to use this tool?
No. Enter your address or PIN; the tool determines the township and shows the matching deadlines.
What happens after I find my deadline?
Check your property free on this site, then sign up online. We file your appeal while your township's window is open. If it is not open yet, sign up now: when your township's new assessments are published, we review your property and file if the record supports an appeal.
Do these deadlines apply to commercial property?
Yes. Each township's Assessor and Board of Review windows apply to every property in the township, homes and commercial buildings alike. A commercial appeal usually rests on income statements, rent rolls and expense reports, so start early. You do not need an attorney at the Assessor. At the Board of Review and at PTAB, an owner who is a person can file alone. A company, such as an LLC or corporation, must be represented by an attorney, and so must a condominium association appealing for the whole building.
